Additional Considerations

Building and Land

  • Kingsland would be purchasing the West Commons Building, not the land.

  • Wykoff Commons would be selling a renovated West Commons. It will be renovated to industry standards. What work to be done to be agreed to by both parties. Work guaranteed for (TBD)

  • Wykoff Commons would have the right of first refusal should Kingsland put Kingsland | Wykoff up for sale. The city of Wykoff would have the next right of refusal - specifics TBD

  • Wykoff Commons and the City of Wykoff would have first options if Kingsland decided to demolish Kingsland | Wykoff

  • (Provision for how to handle negligence of maintenance of building (if needed))

  • Kingsland would have no hardscape responsibilities. Sidewalks, drives, parking lots, vehicle barriers, etc. would be the responsibility of Wykoff Commons.

  • Kingsland would have no softscape responsibilities. Landscape, lawn, leaves, and other grounds work would be the responsibility of Wykoff Commons

  • Snow removal, plowing, and shoveling woulld be the responsibility of Wykoff Commons

  • Kingsland would be responsible only for West Commons building related maintenence and custodial costs. These services could be contracted out to Wykoff Commons or to an independent service or individual. It could also be serviced via existing help.

  • Kingsland and Wykoff Commons would each be responsible for their respective utility and insurance costs

  • All exterior building signage - temporary or permanent, to be approved by Wykoff Commons - specifics TBD.
